| 2. Acceptable Credit Rating - Must
meet normal lending institution credit requirements, debt to income
ratio of less than 38% monthly, and must not have declared bankruptcy
within the last three (3) years.
3. Down Payment and Closing Costs - Applicant must have the
financial capability of providing some down payment depending on the
type of mortgage. Port Huron Neighborhood Housing Corporation will
provide some funding to be used toward prepays and closing costs.
4. Ability to meet monthly mortgage payments - Applicant
must be able to meet monthly mortgage payments based upon a 30-year
fixed, low interest rate loan, and have the resources to properly
maintain the property.
5. Qualify for a Mortgage - The applicant must qualify for a
30-year, fixed rate mortgage according to normal lending institution
guidelines.
6. Residence and Maintenance - The applicant must agree to
maintain the dwelling according to City codes and ordinances. Must
live in the home for five years to satisfy lien on property.
7. Home Buyer Seminar - Applicants are required to attend a
three hour workshop covering aspects of purchasing a home. This is
offered through the City of Port Huron (810-984-9736). A reservation is required, seating is limited.
Port Huron Neighborhood Housing Corporation is continually
purchasing properties throughout the City. The homes are completely
remodeled and resold to a home buyer that qualifies.
